Mistakes You Should Avoid While Selling Your House

Selling your home can be quite a hard thing to do. It involves a lot of time and emotional challenges that you need to face. You will have to let strangers in your house who will check each and everything in your home and also criticize on your loved homes. There is a good chance you will be offered less money for the worth of your home and without good experience you could just end up selling it at the price. Though it can be quite a problem for many new sellers, but if you manage to avoid few things you can get a really good price for your home without worrying much. Here are some mistakes which you should never make.

Never Get Emotionally Involved

When you are selling your home, you need to get rid of all the emotional attachments to it and think of it as a businessperson. So you will be able to make some changes and do some minor remodeling to get a good price. This will also help leave your house easily as it will be less familiar.

Selling It Yourself

It might seem attractive to sell your house yourself without paying any commission to real estate agent, but it is actually an ill decision. Real estate agents do charge quite a bit, but they have more experience and knowledge than you and will set the competitive price that will help sell the house fast and also at a good price. Most Homes for Sale in Atlanta actually involve an agent so you will have to pay at least 3% commission any way.

Setting Wrong Price

Setting the right price is the key to selling your home. Don’t ever set unrealistic price for your home, buyers know what the price is in the market so they will never buy your house if you set a price that is completely unrealistic.

Hiding Problems with House

There is no point of hiding problems with your home, it will be uncovered when the buyer will do the inspection. It is better to fix the issue before selling or selling it below the market price to compensate for the problem.

Expecting to Sell at Asking Price

No matter what happens the buyer will always negotiate, even if you set the price at the lowest amount. So you need to set price in a way that it is competitive yet high enough to negotiate at a price which you are comfortable with.

Selling In Winter

During winters people don’t like to buy houses much, they are mostly busy with their social life. If you will sell during that time there is a good chance it will take quite some time to get a buyer and also you will get a less price.

Not Accommodating Potential Buyers

You need to properly accommodate every buyer and make sure the home is clean, declutter before every visit. If a buyer visits he/she will not care if your home was clean just 2 days a go or not, he/she will just focus on why it is not clean.

How to Get Your Home Ready Before Listing It for Sale

How to Get Your Home Ready Before Listing It for Sale

How to Get Your Home Ready Before Listing It for Sale

When you are selling your home and your agent is coming to list it for sale, you should be properly ready. Agents prefer it if the home is in its best condition when they arrive to take photographs and sign the listing agreement. So you need to be sure that your home is in tip-top condition when the agent arrives from inside and outside. This means you need to be sure your lawn is mowed before the agent comes and everything is perfect to put the right impression.

You need to schedule a meeting time when you can make sure you will be able to keep things perfect. Like if your gardener comes on Tuesday then you should schedule the agent on Wednesday to make sure it is perfect before he sees it.

Make the Best First Impression on Your Agent

You need to make the best first impression and that comes from the outer look of your house. You need to do some basic fixing of the front of your house. Here are some things that you can do to make it look better.

  • Properly trim bushes and trees in front of the windows.
  • Cut all dead branches from the trees to make it look all green and attractive.
  • Make sure sidewalks and driveway are properly clean.
  • Don’t park the car in front of the house or driveway, park it in the garage or down the street.
  • Remove all the trash cans from the front and put them on the side yard.
  • Make sure the garage door is closed.

Along with all the cleaning you can also add a few pots with some flowers in front of the door to make it more attractive.

When all this is done, when your agent will arrive, the agent will have a feeling that you were expecting him/her and you are interested in selling your house.

If you won’t do any of these things, your agent will think you don’t care even if you do care. He will not say this, but trust me it will be noticed.

Get Things Right inside the Home

Of course, cleaning the house will be the simplest answer, but, the definition of cleaning is different for everyone. You can just hide things while the agent takes photos to make it look all clean. Here are the minimum things you should do:

  • Kitchen counters should be completely clean.
  • Clean the outer side of fridge from all the magnets and artwork of your kids.
  • Make the beds.
  • Take off all the photos from the walls, which are personal.
  • Sweep/vacuum the floors.
  • Pick up all toys, clothes and other such items from the floor and hide them in a closet.

If you have too much stuff, then make sure all of it is located in a single room or garage and the agent will avoid taking pictures of that specific area.

Try to have least furniture inside the house, the less furniture you have, the more attractive the house will look. You can move out some of the furniture if you can but make sure you do it before the agent comes.

For homes that need a little more TLC, consider hiring a Contractor to make sure your house is in pristine condition prior to listing it for sale, companies such as Traditional Homes of Georgia are dedicated to help home sellers by doing what is needed to sell your home
