The Kitchen is now decidedly the most important room in the house for many families and certainly the most crucial element when it comes to selling your home. The right kitchen will sell your house quickly and even get you a higher price but what is the right kitchen to add real value to your property?

The Costs

If you are thinking of installing a new kitchen then there are several factors to bear in mind before you rush out and waste your money. The biggest issue is cost. A great kitchen will always help your chances of a sale but you will only get the value of your investment back or achieve a profit on your efforts if your installation is proportionate to the value of your house. A £30,000 kitchen is an unnecessary extravagance in an average family home and a £5,000 investment will cheapen a prestige property. The right level of investment is around 4% of the house value. Spend more and you have wasted your cash, spend less and you will devalue the house.

The Style

Choosing the wrong style of kitchen can be as disastrous as getting the finances wrong. Bold statements and unusual design schemes may please you but will narrow the field when it comes to potential buyers. Go for something which will have universal appeal and which is unlikely to offend anyone and ensure that the installation is in keeping with the general style of the property. You may love the idea of a bright red kitchen but it is probably a step too far in a suburban semi! Choose modern styles which will not date quickly and keep things relatively neutral. If you want to liven up the space then do it with accessories which are easy to remove when it comes to selling your home.

The Right Features

Recent research suggests that certain features are highly prized when it comes to kitchens and could make all the difference when it comes to achieving the best price. Top of the hit parade are granite worktops and ranges. Both will cost you a pretty penny to install but you will certainly get your money back and after all you can enjoy them yourself in the meantime!

Things to Avoid

The top kitchen turn offs are lack of storage and Artex ceilings so design your kitchen with plenty of cupboard space and strip the ceilings before you decorate. Walk in larders are highly cherished so if you are lucky enough to have the space then do consider some partitioning to create the cupboard space that could sell your home. There should be somewhere to keep all the pots and pans, kitchen utensils and equipment stored away so if you have a small space to work with then do discuss your options with an expert before you proceed.

A well designed kitchen will make your life much easier but it will also sell your home and possibly make you money so it is worth taking the time to get it right. It is a big investment and a lot of upheaval but the results can be spectacular and profitable too!
